Help please, I've no idea what today's Landlords standards rules n regulations etc... my friends Son is moving into a private let n I've just received pics of inside the house, I can only go by pics as I havent been inside the property but jeezo the carpets look ancient n filthy! Surely no one is expected to accept living in such conditions? Isnt it by law the landlord should replace items that are damaged, unhabital etc obviously they should be damp proof etc * +

regulations are usually for amenities to meet a certain standard, furnishings might simply be up to the renter to accept or reject.
the local authority will do a visit, especially if it's a house of multiple occupation. but if it's that bad the guy should keep looking for somewhere and expect the landlord to be difficult about it. he'll probably need to pay a full month. * +

Hes just split from his wife n they have 3 kids, I understand that hes in a desperate situation n needs a place to have his kids staying, he works full time n has been asked for a deposit n months rent in advance, I dont see why the poor young man should have to spend a fortune buying new carpets, paint, its semi furnished n the cooker looks minging n on its last legs, theres a fridge n a freezer which he said he would chuck n buy a new fridge freezer but wouldn't he need to leave that if he moved out? Hes prepared to paint the full house but oh god u should see this wallpaper that needs stripped n it's got rips over it, fu*k me side ways what if he strips the wallpaper n the walls need plastered, i was excited for him n the kids getting a fresh start n so are his parents but the pics his Mum sent me looks like The Adam's Family house (lol) oh it's not funny * +
